Located on the developmental axis between the cities of Mecca and Jeddah, Dhaiat Sumou Masterplan development is a 1.6 million sqm of developmental land of residential and mix use town. It is supported by educational, retail, social uses as well as open public spaces and green areas. The aim of the masterplan is to introduce a typological approach to the dwelling types ranging from apartments, townhouses to villas and attached house blocks and to translate the urban plan to a town with an architectural characteristic of harmony.

The structure is composed of neighbourhoods each having a central social facility and access to green paths. The car parking strategy is to hide vast parking lots within courtyards and private parking areas leaving the streetscape free of carparks and enhancing pedestrian use. The atmosphere and silhouette characteristics of the city refer to local materials and fractal morphology of local towns in the region.
